To prevent accidental drownings and protect our youngest adventurers, all three doors leading directly from the home into the Lanai/Pool deck are equipped with TECKNET magnetic door alarms.
How They Work: A high-decibel alarm triggers instantly if a door seal is broken by more than 0.78 inches.
The Control Switch: Located on the side of each white door-mounted unit is a slide switch with three modes:
ALARM Mode (Top Setting): Sounds a piercing, high-volume alert and flashes a bright LED light the second the door is opened.
CHIME Mode (Middle Setting): Plays a friendly, clear tone—perfect for active daytime monitoring when adults are present on the deck.
OFF Mode (Bottom Setting): Completely silences the unit.
⚠️ MANDATORY FOR GROUPS TRAVELING WITH CHILDREN: > If your party includes children, toddlers, or individuals who are non-swimmers, go to these three doors immediately upon check-in. Ensure each switch is set to the ALARM setting (Top) and adjusted to its highest volume level.
🛑 TRAVELING WITHOUT CHILDREN? > If your group does not contain children or individuals at risk of unsupervised water entry, you are welcome to slide the switches to the OFF setting (Bottom) to enjoy quiet, uninterrupted movement to and from the Lanai.

Nestled in a massive screened-in Lanai porch over a private 1.16-acre wooded lot, our pool and jacuzzi are your ultimate relaxation zones.
The Pool: Enjoy a refreshing swim year-round. To help keep leaves and bugs out, please keep the screen doors closed. The pool cleaner comes on Thursday afternoons to check chemicals and do some sprucing up.
The Jacuzzi Hot Tub: The standalone spa is ready for soaking after an intense paddling tour.
Rules: Please rinse off sunscreen and sand before entering the hot tub to maintain water clarity.
Controls: The pool controls are set up for each guest based on their requests on a per trip basis. Please do not attempt to modify the pool programming.

🛠️ STEP-BY-STEP OPERATION MANUAL (GUEST POV)
Step 1: Fit Your Safety Gear (Carport Hanging Rack)
In Florida, every paddleboard and kayak must legally have a Coast Guard-approved life jacket on board for each passenger. Children under 6 years old must wear theirs at all times while underway.
Choose Your Size: * 2 x Adult XS/Small (Fits chest sizes 28" – 36")
2 x Adult Medium/Large (Fits chest sizes 36" – 44")
Note: Standard adult life jackets cannot legally or safely be used for children under 90 lbs. If you are bringing children, you must supply appropriately sized youth vests.
Adjust for Mobility: Put on the vest, zip the front, clip the waist buckle, and pull the side straps snug. The high-back foam design is sculpted specifically to clear kayak seats comfortably.
Step 2: Unrack & Prep the Hardshell Kayaks
Our premium hardshell kayaks sit on heavy-duty wall cradles in the carport.
The Safe Lift: Always use two people to lift and lower the kayaks off the wall racks to avoid personal back strain or scratching the hulls.
Grab the Kayak Paddles: Snapped together inside the garage gear bin. Snap the two shafts together, ensuring the push-button spring pin locks into your preferred blade angle offset.
Step 3: Inflate & Assemble the SUPs or Inflatable Kayak - Do this at the water location for easier travel.
If you prefer stand-up paddleboarding or need a highly packable watercraft option, our inflatable fleet is world-class when properly pressurized.
Unpack on a Clean Surface: Unzip the rolling bag in the carport. Roll out the board or kayak on a grassy area or clean towel to avoid punctures from gravel.
Connect the Pump: * Locate the black high-pressure manual pump in the bag or garage bin.
Locate the air valve on the tail of the board. Twist the cap counter-clockwise to open.
⚠️ CRUCIAL VALVE CHECK: Ensure the yellow inner valve pin is in the UP (Closed) position before pumping. If the pin is down, all your air will escape the second you disconnect the hose!
Insert the pump hose adapter, twist it clockwise 1/4 turn to lock, and begin pumping.
Inflate to Pressure: * Pump the board to 12 to 15 PSI. Note: The pressure gauge on the pump will not register a reading until the board reaches about 7 PSI and feels rigid.
Once pressurized, twist the hose out quickly and screw the protective valve cap back on tight.
Install the Tracking Fin (No Fin = Spinning in Circles!):
Flip the board over on a soft grass surface.
Slide the large black plastic fin into the tracking slot on the bottom of the board.
Push the small locking tether pin all the way through the horizontal hole at the base to lock the fin securely in place.
Assemble the Adjustable SUP Paddle: * Connect the three-piece paddle.
Open the clamp lever on the top shaft, adjust the length to roughly 6 to 8 inches above your head, and snap the clamp shut.
Step 4: Loading & Transporting
The hardshell kayaks and inflated SUPs must be transported to your launching point (Hunter Springs Park or Pete's Pier).
⚠️ VEHICLE TRANSPORTATION DISCLAIMER: Because every vehicle model, roof rack brand, and tie-down scenario is entirely different, we cannot provide specific instructions, guidance, or directions on how to load or secure the hardshell kayaks (or paddleboards) to your vehicle. > Guests are fully and solely responsible for ensuring all watercraft are loaded, fastened, and transported safely, securely, and in compliance with local road laws.
Tie-Down Rule: Never over-tighten ratchet straps on inflatable boards or plastic hardshell kayak hulls, as extreme Florida heat combined with excessive strap tension can permanently warp the materials. Snug and secure is perfect.
Step 5: The "Clean Basecamp" Return Protocol
Saltwater, brackish water, sand, and mud are the natural enemies of marine adventure gear. We require all guests to execute this protocol to keep the fleet pristine:
The Fresh Water Hose-Down: A hose is located in the second gravel drive, along the metal fence.
Drain the Hulls: Ensure all the water is dumped out of the kayaks to lighten them up to carry.
Dry & Stow Life Jackets: Spray the PFDs with fresh water if they were submerged or sweat-soaked. Hang them back up on the hangers inside the carport so they can air dry in the shade. Never leave wet life jackets in zipped bags!
Deflate & Pack Inflatables (If Travel Pack-Down is Needed): * Remove the tracking fin by pulling the locking tether pin and sliding the fin out.
Twist off the valve cap. Press down on the yellow center valve pin and twist it 1/4 turn clockwise to lock it in the DOWN (Open) position.
Let the air rush out. Starting from the opposite end of the valve, roll the board up tightly to push out the remaining air.
Push the valve pin back to the UP (Closed) position and replace the cap. Secure the rolled board back into its rolling bag with the pump, fins, and paddle.
ABAHUB soft room rack can be used to transport the kayaks with most vehicles. Or, if you have a roof rack on your vehicle there are straps in the kit to secure the boats. Be sure to secure these carefully and fully before transporting them over the road.
1. Mount the Soft Roof Pads to the Car Roof
Open all vehicle doors (do not run straps through open windows).
Place the two foam pads parallel to each other across the roof, spaced about 2 to 3 feet apart.
Pass the integrated base straps through the interior cabin of the car and thread them into the cam buckles. Pull firmly to ensure the pads do not slide.
2. Position the Kayak
Lift and center the kayak hull-up or hull-down (depending on kayak type/preference) onto the foam pads.
3. Secure with the Main Tie-Down Straps
Toss the long cam buckle straps over the kayak at each pad location.
Wrap each strap under the pad/roof loop or pass it through the vehicle interior, then feed the strap back through the cam buckle.
Pull snug until the kayak is firmly seated, but avoid over-tightening plastic hulls.
Tie off any excess strap webbing to prevent flapping while driving.
4. Install the Hood Loops & Bow/Stern Ropes
Hood Loops: Open the car hood (and/or trunk/hatch), drop the rubberized anchor cylinder inside the engine bay/hatch seam, and close the hood so the webbing loop sticks out through the gap.
Bow & Stern Ropes: Tie or clip the included ropes from the kayak's front and rear carry handles down to the hood loops (or rear tow hooks). Snug them down so there is firm tension to prevent lateral and fore/aft movement.
